Development objectives

  • Ensure a harmonious and cohesive development
  • Maintain a unique, high-quality architectural character
  • Promote architecture that integrates with the natural environment

Clearing and landscaping

  • Ensure controlled clearing for the benefit of future homeowners
  • Reduce paved surfaces
  • Promote natural landscaping (native plants)
  • Design each lot so new vegetation integrates with the existing landscape
  • Encourage winding driveways for each property
  • Favor materials such as pavers, river stones, stone slabs, and asphalt
  • Complete basic landscaping (lawn, driveway) within a maximum of 1 year after taking possession (owner’s responsibility)
  • Allow in-ground pools and spas, with careful integration into the natural environment
  • Build retaining walls using stone or concrete covered with natural stone

Lighting

  • Recommend natural and neutral colors
  • Prohibit colors such as red, green, and blue


Address

  • The civic address displayed on the property will be provided by the developer, and only this format will be permitted


Doors and windows

  • Highlight the main entrance door
  • Accept insulated steel or wood doors
  • Garage doors: maximum height of 8 ft. and width of 16 ft.
  • Accept wood, aluminum, or PVC windows
  • Favor vertical window proportions
  • Prohibit tinted or reflective glass
  • Use moldings that match the exterior cladding and avoid strong contrasts

Exterior cladding

  • Favor wood siding
  • Encourage combinations of wood, stone, and steel
  • Allow steel accents
  • Use natural colors that blend with the environment
  • Prohibit log home construction
  • Prohibit cement stucco finishes
  • Fascias and soffits may be wood, aluminum, or steel


Chimneys

  • Favor stone chimneys

Roofs

  • Favor pitched roofs (two slopes)
  • Flat roofs may be accepted (subject to approval) as architectural accents (e.g., entrance features)
  • Use fiberglass shingles or standing seam metal roofing
  • Favor ridge ventilation or rear-mounted maximum-type ventilators

Minimum building sizes

  • Single-storey homes: minimum of 1,250 sq.ft. of living area (excluding garage)
  • Two-storey homes: minimum of 1,800 sq.ft. of living area (excluding garage)
  • Three-season verandas are not included in the total living area

Style and architectural expression

  • Favor a Nordic-inspired architecture with contemporary details
  • Follow the natural slope of the land to preserve the environment
  • Prohibit conical, circular, mansard, or dome-shaped roofs
